Review the common questions we hear from our tenants
Rent is due on the 1st day of each month. Unless the lease agreement states otherwise, there is a four day grace period before late fees are assessed. If the last day of a grace period falls on a weekend or holiday we will accept any rent that is in the night drop by 8:00 AM of the following day.
Service Requests may be submitted here. You may also visit us at the main office located at 1824 S Kansas Ave.
Unless otherwise stated in your lease agreement, late fees begin on the 6th day of each month.
Each property has different restrictions on pets. If the property you live in accepts pets, approval will be required to have a pet and a pet agreement will need to be completed along with the payment of a pet deposit.
Some Examples of maintenance you are expected to do at your own expense:
- Replacing Light Bulbs
- Replacing smoke detector batteries
- Keeping dirt and debris away from heating and cooling units
- Keeping fireplace and chimneys in a clean and safe condition
- Mowing and watering the lawn
- Weeding
- Maintaining flower beds
- Trimming shrubs on a regular basis
- Removing fallen limbs
- Clearing paved areas of snow and ice
- Disposing of trash and garbage
- Cleaning windows and all interior and exterior surfaces
- Keeping the property clean and in good condition
Emergency maintenance is generally considered any maintenance item that cannot wait until the next business day without causing damage to the property. Fire, Flood, No Heat, No Restroom Facilities are all considered emergency maintenance.
In the event that a situation occurs, please call the main telephone number at 785-266-3499. You will be prompted to leave a message in the Emergency Maintenance Mailbox. This message is then automatically forwarded to the responsible staff member who will dispatch maintenance if appropriate.
Security Deposits will be returned within 30 days along with a statement of any deductions for damages. It is our goal to refund 100% of every security deposit. Rental Management Solutions would much rather have a home returned to us in "Rent Ready Condition" than have to go through the process of charging your account for damage.
The security deposit may not be used towards the last month's rents. The deposit must be held as security against damages to the property.
